Land Transfer Tax Calculator
Toronto is the only city in Canada where buyers pay two land transfer taxes — one provincial, one municipal. Enter your purchase price to see the exact combined amount, and whether you qualify for any first-time buyer rebates.

How land transfer tax works in Ontario
When you buy a home in Ontario, you pay a provincial land transfer tax on closing day. If your property is anywhere within the City of Toronto boundary, you also pay an identical municipal land transfer tax — effectively doubling the amount. This is unique to Toronto; no other Ontario municipality charges its own LTT.
Both taxes use the same marginal rate structure. You don't pay the higher rate on your entire purchase price — you pay each rate only on the portion of the price that falls within each bracket.
Ontario provincial land transfer tax rates
| Portion of purchase price | Tax rate |
|---|---|
| Up to $55,000 | 0.5% |
| $55,001 to $250,000 | 1.0% |
| $250,001 to $400,000 | 1.5% |
| $400,001 to $2,000,000 | 2.0% |
| Over $2,000,000 | 2.5% |
Toronto's municipal LTT uses the same brackets and rates. A Toronto buyer at $900,000 pays this structure twice.
First-time buyer rebates
First-time buyers in Ontario receive a rebate on the provincial LTT of up to $4,000 — effectively eliminating the provincial tax on the first $368,000 of a purchase price. Toronto residents who are first-time buyers also receive a municipal rebate of up to $4,475. To qualify, you must never have owned a home anywhere in the world, and your spouse must not have owned one during your marriage. On a $900,000 property, these rebates together reduce the combined LTT by up to $8,475.
