How to use this data to price your home
This tool shows you active listed prices — what sellers in your community are asking right now, not what buyers are paying. Listed prices and sold prices differ; in a balanced market they're close, but in a hot market homes sell above asking, and in a slow market they can sell below.
For pricing strategy, the most useful figure is the range. If most comparable homes in your community are listed at $750,000 to $900,000 and you price at $800,000, you're in the competitive range. If you price at $950,000, you're above the comparable pool and buyers will expect to understand why.
What this tool doesn't show
It doesn't show sold prices, days on market, or list-to-sale ratios — those require access to board data that isn't publicly available. For that level of analysis, speak with an agent who can pull the actual sales data for your street or building. This tool gives you a useful first orientation; a proper comparative market analysis gives you the number you'd actually list at.
