East Bayfront Neighbourhood Guide

Welcome to East Bayfront:

With views of Lake Ontario, East Bayfront is a new development designed with the latest thinking in urban planning. Spread over 5.5 hectares, East Bayfront is wired for top notch connectivity. With urban parks and commercial points of interest close at hand, East Bayfront is slated to become a popular destination.

Life style:

Developed with sustainability in mind, East Bayfront properties have already won recognition by earning the prestigious LEED environmental certification. The lifestyle options in the area are heavily influenced by the recent property developments which combine high rise buildings with community space.

Neighbours:

East Bayfront’s residents are mainly renters with one third owning their own home. That proportion is likely to shift over time as more condo units became available in the area. In social and economic terms, you can define East Bayfront residents as upper middle class young professionals with a household income around $75,000 with 11% of households earning over $150,000. More than half of people in East Bayfront are single households and families compromise about one in ten households. Two thirds of local residents hold a post secondary education, in line with the city’s average. As of 2011, the area had a lower unemployment rate than Toronto as a whole.

Recent immigrants to Canada make up a substantial portion of the area’s population. Immigrants from the Philippines, China, Nepal and India are well represented in the area. Just under half of the neighbourhood’s residents are first generation immigrants.

Prices:

Housing prices in the East Bayfront neighbourhood are defined by new condominium buildings. In contrast to other parts of the city, these buildings include three bedroom condos measuring over two thousand square feet. Most of the condo buildings also include fibre-to-home connectivity – you will have the fastest Internet access in the city!

Several buildings in the area are under development as of 2017. The Aqualine development (Aqualina at Bayside) is a thirteen-storey building with more than three hundred units available. Scheduled for completion in 2018, the forty storey Mondo building has five hundred units available. According to the Toronto Real Estate Board (E01), housing in the area sales for $800,000 to $1 million. House prices in the area have increased nearly 20% from Jan 2016 to Jan 2017, slightly above the City of Toronto average.

Highlight:

The East Bayfront neighbourhood is designed by several features. Geographically, you can enjoy the waterfront view of Lake Ontario to the south. The recently built headquarters of Corus Entertainment, the company behind numerous TV channels such as YTV, Treehouse TV and Teletoon, is situated nearby. You can also find the Waterfront campus of George Brown College in the area. The Waterfront campus is defined by the college’s Centre for Health Sciences including the Sally Horsfall Eaton School of Nursing, the School of Dental Health and the School of Health Services Management.

The Sherbourne Common, a nearby Toronto park, provides recreational opportunities. Options include summer strolls along the waterfront and a winter skating area. The park’s skating rink is named after Toronto author Paul Quarrington (1953-2010), noted for his novels “Whale Music” and “King Leary.” The Park has won two awards for urban design and engineering.

A little bit of history:

East Bayfront has evolved considerably over the years before it became home to new developments. From the 1950s to the 1990s, the East Bayfront area was an active industrial port. Since the 1990s, Toronto’s port facilities have become less busy. In 199, the city government began planning to devise a new approach to the neighbourhood.

Prior to Waterfront Toronto’s development program, the area was a hub of industrial activity. This heritage lives in the area’s docking facilities which mainly serve tourists today. Waterfront Toronto’s plan is to develop six thousand residential units in the area along with 2.5 million square feet of business space. Planners have also thought ahead to include park space and scenic views of the water.

What you'll fall in love with:

The East Bayfront neighbourhood is a new place to access the waterfront experience in Toronto. When you live here, you have easy access to the Islands in the summer. You can also easily hop on flights from the Island airport. With a George Brown College campus and several new buildings, East Bayfront is a youthful neighbourhood.

House style:

The commute:

East Bayfront offers above average transit and transportation options to residents. TTC service in the neighbourhood includes several streetcars and bus lines. The closest subway stations to the area are Union Station and King station.

From Union Station, you have access to the rest of the Greater Toronto Area by GO Transit and an express train to Toronto Pearson Airport. The TTC plans to construct a streetcar line in the future to serve the neighbourhood in the future, a move sure to increase property values further.

Getting to and from East Bayfront by car is easy. For short trips within the city, you can drive along Queens Quay, Sherbourne St and Lower Jarvis. For longer trips, the Gardiner Expressway is close at hand. Driving time from East Bayfront to Union Station takes less than ten minutes in good traffic (the same trip takes about 15 minutes by TTC).

Local Schools:

Several schools serve the East Bayfront neighbourhood, mostly located north of the Gardiner Expressway. The area’s schools, clustered The Esplanade, benefit from green space to provide relief from the urban jungle. St Michael Catholic School offers elementary level education and athletic activities like basketball and cross-country. The Downtown Alternative School, established in 1980, emphasizes significant parent volunteering and provides a day care option.

Westside Montessori School is the main private school close to East Bayfront. Serving students from the daycare level to grade six, Westside’s approach focuses on fostering a love of learning. Students will leave the skill with an understanding of their power to affect change in the world and plan their goals. Westside Montessori also offers a toddler program customized for children between the ages of eighteen to thirty months old.
